AppraisalBackstop ("we," "us") operates appraisalbackstop.com, an early-access service for booking professional home scans, receiving a Protected Price, and reserving optional appraisal protection under our seller protection program. This notice explains what information we collect, how we use it, and the choices you have.
Information we collect
Information you give us. When you book a scan or reserve a spot, we collect your name, email address, mobile phone number, your role in the transaction (listing agent or seller), the listing address and ZIP code, the expected price range, and the protection level you're interested in. If you contact us, we keep the correspondence.
Information collected automatically. Like most websites, we collect device and browser information, pages viewed, approximate location derived from IP address, the campaign or link that referred you, and interaction events (for example, which button you clicked and the price options you were shown). We use cookies and browser storage for essentials such as remembering which version of the site you were shown. Advertising and analytics partners (such as Meta and Google) may set their own cookies to measure how our ads perform.
Information from other sources. We also receive information we did not collect from you directly: property listing data; professional and business contact information for real estate professionals, such as name, business email address, business phone number and license information; brokerage information; public-record data about properties and property owners; and data licensed from third-party providers. Plainly put, this is generally business contact information about real estate professionals and information about properties that are on the market — not information you gave us yourself.
How we use information
- To schedule and fulfill scan visits, and to contact you about your booking (including scheduling texts and emails);
- To notify you when our service becomes available in your area;
- To send business communications to real estate professionals about listings and properties that may qualify for AppraisalBackstop, subject to opt-out;
- To send marketing text messages only where you've opted in — every text supports STOP and every email has an unsubscribe link;
- To operate, improve, and test the site, including testing prices and messaging;
- To measure advertising performance;
- To comply with law and protect our rights and users.
We do not sell your personal information.
Business outreach to real estate professionals
We use the sources described above — property listing data, professional and business contact information, brokerage information, public records and licensed third-party data — to identify real estate professionals and properties that may benefit from AppraisalBackstop, and to send them relevant business communications about the program.
Every message we send this way identifies who sent it and includes a way to opt out. You can opt out at any time at appraisalbackstop.com/unsubscribe or by replying to any message and asking us to stop. Once you opt out, we stop sending you business email about the program.
How we share information
We share information only with service providers who help us run the service — cloud hosting, data storage, scheduling and communications, analytics, and advertising measurement — under obligations to protect it; with professional advisers; when required by law; or as part of a business transaction such as a financing or acquisition. Public visitors never see your information.
Text messages
If you book a scan, we may text the mobile number you provide to schedule your visit (transactional messages). Marketing texts are sent only if you check the opt-in box. Reply STOP to any message to opt out; message and data rates may apply.
Retention
We keep booking and reservation information for as long as needed to launch and operate the service in your market, and then as required for legal and record-keeping purposes. You can ask us to delete your information sooner.
Your choices and rights
Use the contact form on our homepage to access, correct, or delete your information, or to ask what we hold about you — leave your details and we'll reach out. You can opt out of marketing at any time (unsubscribe links, STOP replies). To opt out of business email about the program, visit appraisalbackstop.com/unsubscribe or reply to any message asking us to stop. You can control cookies through your browser settings, and manage ad preferences through your Meta and Google account settings. Depending on where you live, you may have additional rights under state privacy laws; we honor verified requests regardless of state.
Security
We use reasonable administrative and technical safeguards to protect your information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
Children
Our service is for adults involved in real-estate transactions. It is not directed to anyone under 18, and we do not knowingly collect information from children.
Changes
We may update this notice as the service evolves. We'll post the new version here with an updated date, and material changes will be flagged on the site.
